Three practical questions. The result is indicative guidance, not legal advice, and nothing is submitted.

  • You are about to pay a depositYou want the seller, title, consents and transaction documents checked before money moves.
  • A transfer has stalledDocuments, completion steps or registration are unclear and you need a controlled route forward.
  • The land record is disputedA boundary, ownership, occupation or representation issue is putting the asset at risk.
Question 1 of 3Has an official title search or registry check been completed recently?

Title verification

The 5-stage ArdhiSasa verification & fraud-defence pipeline.

Every stage produces a record you can keep. Money moves only after the last one.

  1. Official search

Search the register on ArdhiSasa, or manually where a registry is not yet digitised, to confirm the proprietor, title number and any charge, caution or restriction.

    Search result
  2. Seller & authority

Match the seller’s identity and KRA PIN to the register, and confirm spousal consent, company resolutions or powers of attorney.

    Verified parties
  3. Survey & ground check

Reconcile the registry map and survey plan with the beacons, boundaries and who is actually in occupation.

    Site notes
  4. Statutory clearances

Land rates and land rent clearance, Land Control Board consent for agricultural land, and any lessor’s consent to transfer.

    Consents
  5. Protected completion

Completion documents are exchanged against payment, stamp duty is assessed, the transfer is registered and a fresh search confirms your name.

    Registered title
Fraud red flags Pressure to pay a deposit before a search; a title in a different name from the seller’s ID; a seller who can only be reached through an agent; a price well below the area’s market. Pause and verify.

Practical questions.

Clear answers help you decide whether to share documents, book advice or keep researching.

Information on this page is general guidance and does not create an advocate–client relationship. Formal advice begins after conflict checks and written engagement.

Can you verify property before I pay a deposit?

Yes. The precise checks depend on the property and transaction, but verification should ordinarily precede material payment.

Do you act for clients outside Nairobi or Kenya?

Yes. Much of the review and coordination can be handled remotely, although some procedures may require local attendance or original documents.

What determines conveyancing fees?

Property value, scope, transaction complexity, urgency and required third-party work. The final scope and professional fee are confirmed in writing.

Can a title search guarantee there is no risk?

No single search eliminates every risk. A useful review combines the registry record with the parties, documents, occupation, boundaries and transaction structure.
