03 What changes the fee
Commas and k/m/b suffixes are accepted.

A defined sale or purchase instruction uses the cumulative Schedule 1 scale: 2% on the first KES 5 million, subject to the KES 35,000 minimum, followed by the applicable percentage on each higher band. Scope and urgency can require a higher written fee. Other instructions are quoted after their applicable schedule and scope are confirmed.

For conveyancing, the estimate separates the professional fee, 16% VAT and indicative purchaser stamp duty. Registry, valuation, search and consent charges remain disbursements. Seller Capital Gains Tax is not calculated because it depends on net gain, allowable costs and exemptions.
